On Holladay

The Holladay Corporation was founded in 1952 with the start of a 500 unit single-family home community in Dayton, Ohio.  Over the last fifteen years the company has specialized in high density, infill housing in the Washington, DC area.  Holladay is also active in other sectors of real estate development like commercial offices, research and development space, industrial, assisted living communities, retail and land development.  Because the company has focused on urban locations in the Washington area, retail has played a part in several of their residential developments like 1800 Wilson condominiums in Arlington, Virginia and Matrix condominiums in Washington, DC.

The Holladay Corporation is privately held and has an in-house general contractor (Holladay Construction, LLC), which gives the company added flexibility and expertise to complete projects other firms may never be able to take on.

“We are pretty much an opportunistic developer,” says Rita Bamberger, senior vice president and member of Holladay since 1995. “Our m.o. has been to ferret out good deals and be able to dip below the radar screen and that will continue to be our focus.”

Working “under the radar” should not be confused with developing a few small projects.  To the contrary Holladay has developed hundreds of projects throughout the years including notable Washington projects like 574 units at The Village at McLean Gardens and the 196 unit conversion of The Car Barn to condos in Washington, DC.

Holladay’s current residential projects include:

Abingdon Row – Currently Selling - 53 unit luxury condominium of all new construction in Old Town Alexandria.

After completing Liberty Row, a 60 unit luxury condo in north Old Town at the corner of the GW Parkway and 1st Street, Holladay has moved on to their next residential offering a few blocks away.  Abingdon Row is located at the corner of Royal and 1st Streets across from a park and just 1 block from the Potomac River.  Construction was completed earlier this year and less than half of the residences remain available for sale.  The building blends into the historic fabric of Old Town Alexandria by splitting the façade into three distinct sections that compliment Old Town’s charm.  The 31 unique floor plans offer something for everyone with home types ranging from one-bedrooms in the mid-$300s to two-bedroom with a loft or den and three-bedroom residences topping out at over $1 million.  Some of the homes are two levels and have private terraces.

Matrix – Few Remain - 44 unit new construction mid-rise and adaptive re-use of an auto showroom to condominiums with ground floor retail on 14th Street in Washington, DC

Matrix is located 1529 14th Street, NW, Washington, DC 20005 at 14th and Church Streets.  The project was originally known as The Phaeton and was being developed by Georgetown Restoration before being sold to Holladay in 2005.  The project combines the adaptive re-use of an existing auto showroom with the addition to two wings of new construction and includes ground floor retail offerings like Artfully Chocolate / Kingsbury Confections upscale café, Timothy Paul Home high-end home accessories and Universal Gear men’s clothing.  Construction was completed at Matrix in 2007 and is part of a larger ongoing revitalization of the 14th Street corridor.

1800 Wilson – Few Remain - 156 unit condominium in the Courthouse neighborhood of Arlington featuring ground floor retail and live-work units.

1800 Wilson is a signature project of Holladay’s as it combines several areas of their expertise into one successful development: quality residential with a variety of layouts, ground floor retail including a new recently currently being built out, and live-work units on the ground floor.  The live-work units were a request of Arlington County that Holladay accommodated.  The concept is very unique and consists of a ground floor commercial space with a residence upstairs that can be accessed as one or independently.  The unit is ideal for an independent small business (a dentist recently purchased one) who is interested in eliminating their commute or renting out the residence upstairs as a separate investment property.

Holladay also has several interesting projects up coming n the Washington area.  Here’s a brief overview of a select few:

3131 Clarendon – 3131 9th Road, Arlington, VA 22201

This 16 unit new construction condominium and town home project is in the Clarendon neighborhood of Arlington a few blocks from the Clarendon Metro.  Holladay purchased the site at the end of 2006 and expects to complete construction at the end of 2009.

Holladay at Edgemoor – Montgomery & West Lane, Bethesda, MD 20814

Although a name is still TBD, Holladay’s Bethesda project will consist of about 48 residences in a new construction mid-rise condominium located in downtown Bethesda.  The project has received site plan and preliminary plan approval and construction is expected to start in the summer of 2009.

Windows – N. Royal St. & 3rd St., Alexandria, VA 22314

Windows, formerly the site of Windows Catering in Old Town Alexandria, will consist of 21 townhouse style condominiums with about 2,000 square feet of ground floor retail and underground garage parking.  The project is located around the corner from Holladay’s current Old Town project, Abingdon Row.

Metro Pike – Rockville Pike, Rockville, MD

Metro Pike will be a mixed-use project strategically located adjacent to the White Flint Metro on Rockville Pike.  Currently the project calls for about 250 apartments, 112,000 square feet of retail, and 102,000 square feet of office space.  This area of Montgomery County is currently under going a comprehensive plan and zoning update and Holladay’s project may increase in size to approximately 600,000 square feet as a result of changes to the area plan.  Construction for this project is not expected to start for several years and is depends on any county changes to the plan, which according to the county’s website has taken much longer than originally anticipated.
