The Matrix, a 40-unit mid-rise condominium on 14th Street near Logan Circle, has sold out and completed settlements. The project was developed by The Holladay Corporation, a long time Washington, DC area developer that specializes in mixed-use, urban development. Holladay came in to finish the project in 2005 when the original developer Georgetown Restoration ran into financial troubles and had to sell. At the time the project was called The Phaeton, but Holladay decided to change the name to The Matrix and complete the project as originally planned.

The Matrix, designed by architecture firm Eric Colbert & Associates PC, combines the adaptive re-use of an existing auto showroom with the addition to two wings of new construction. The building appears to be three structures from the exterior, but is one seamless building on the interior with some units offering two-level loft spaces. The building has street level retail including an upscale cafe called Artfully Chocolat / Kingsbury Confections, Timothy Paul home accessories and Universal Gear men's clothing.
"Purchasers love the uniqueness of Matrix," said agent David Klimas of McWilliams|Ballard who handled the sales. "It is industrial yet modern and contemporary. And the quality of the finishes and workmanship really shined through...customers noticed."
The Holladay Corporation is a unique company. It has been privately held for over 50 years and also has an in-house construction division. Having ownership of the construction team allows Holladay greater control and yields better results than in the company were to hire a general contractor for each project.
"My experience with Holladay has been top notch," noted Mr. Klimas. "Not only is Holladay the developer, but their entity is the construction company, as well, and this shows in the high level of quality of construction."
The location of The Matrix was also critical to the success of the project. The Matrix is located at 1529 14th Street, NW, Washington, DC 20005 (click here for map). The project has contributed to the overall renaissance that the 14th Street corridor has experienced and is convenient to a variety of shopping is about four blocks from both the Dupont Circle and U Street Metro stations.
"The location really can't be beat if you are looking for a home in the center of city life," explained Mr. Klimas. "Whole Foods, Studio Theater, Black Cat, Cafe Saint-Ex, Artfully Chocolate, Universal Gear, Mitchell Gold, Flow Yoga...they all are within steps from Matrix. There are also several art galleries in the neighborhood."
